GROUNDSKEEPER / PORTER / PART-TIME

Schedule: Monday-Friday, 8:00 AM – 12:00 PM (or 10:00 AM – 2:00 PM) Hours: Approximately 20 hours per week
West End Terrace is seeking a reliable and detail-oriented Groundskeeper/Porter to maintain the appearance and functionality of our apartment community. This position offers a consistent Monday-Friday schedule with no weekend work required, making it ideal for individuals seeking work-life balance in a professional property management environment.

PRIMARY RESPONSIBILITIES
Daily Property Maintenance
&#8226 Perform daily trash removal from all buildings and common areas to ensure a clean, safe environment
&#8226 Walk property grounds to remove litter, debris, and pet waste from lawns, parking areas, sidewalks, and common spaces
&#8226 Maintain dumpster areas and ensure proper waste disposal
&#8226 Keep breezeways, stairwells, and exterior common areas clean and presentable
Groundskeeping & Landscaping
&#8226 Use leaf blowers, rakes, and other equipment to maintain clean walkways and parking areas
&#8226 Assist with seasonal tasks including leaf removal and light snow removal as needed
&#8226 Monitor and maintain overall curb appeal of the property
&#8226 Report any landscaping issues or irrigation problems to management
Unit Turnover Support
&#8226 Prepare vacant units for market readiness by removing trash and abandoned items
&#8226 Perform ‘trash-outs’ of vacated apartments
&#8226 Clean unit exteriors and patios/balconies as needed
&#8226 Ensure units are move-in ready for prospective residents
Light Maintenance Tasks
&#8226 Complete minor work orders as assigned (no specialized certification required)
&#8226 Assist with basic repairs including replacing exterior light bulbs
&#8226 Perform routine inspections of property features
&#8226 Troubleshoot and report mechanical, electrical, or plumbing concerns to maintenance supervisor
Safety & Compliance
&#8226 Identify and immediately report any safety hazards or unsafe conditions
&#8226 Ensure compliance with company policies and local, state, and federal safety regulations
&#8226 Follow proper procedures for equipment operation and chemical handling
&#8226 Maintain clean and organized work/storage areas
Resident Relations
&#8226 Represent West End Terrace professionally in all interactions with residents and visitors
&#8226 Respond courteously to resident questions or concerns
&#8226 Distribute notices and communications to residents as requested
&#8226 Contribute to positive resident retention through excellent service
